Abstract

German Abstract: Bausparkassen und das gesamte Bausparwesen stehen wir viele andere Finanzinsti-tute seit dem Aktionsplan nachhaltiges Wachstum der EU-Kommission aus dem Jahr 2018 vor großen Herausforderungen, aber auch Chancen hinsichtlich der Umsetzung von Strategien und Maßnahmen zur Erzielung positiver Wirkungen (sog. Impacts) in Umwelt, Gesellschaft und Wirtschaft. Neben dem Betrieb von Bausparkassen steht vor allem deren Vertrieb im Fokus und hier Finanzierungsobjekte und -anlässe rund um die (Wohn-)Immobilie und Kunden, die aus den Privathaushalten stammen. Bis-lang wird Nachhaltigkeit primär verkürzt als Aufgabe von Unternehmen verstanden, dabei erstreckt sich Nachhaltigkeitsansatz und -forderungen auf alle gesellschaftlichen Gruppen und wirtschaftliche Sektoren. Im vorliegenden Beitrag werden die Nachhal-tigkeitsbeiträge fokussiert, die Privathaushalte mittels Wohnimmobilien für sich selbst (Mikro-Ebene) und für Wirtschaft, Gesellschaft und Umwelt (Makro-Ebene) generieren können. Es wird aufgezeigt, welche Rolle Privathaushalte im Konzept der nachhalti-gen Entwicklung innerhalb ihrer Haushaltsgrenzen spielen können und vor welchen Chancen aber auch Herausforderungen sie stehen. Der Bausparvertrag und die Be-ziehung zur Bausparkasse werden als zentrale Hebel gesehen, um Nachhaltigkeit nicht nur auf der Mikro-Ebene des Haushalts, sondern dadurch und darüber hinaus auch auf der Makro-Ebene von Umwelt, Gesellschaft und Wirtschaft zu erzeugen. Es wird argumentiert, dass Bausparkassen die Rolle als zentrale Ermöglicher von Nach-haltigkeitsleistungen der Privathaushalte rund um Immobilien einnehmen sollten und damit Privathaushalte in die Lage versetzen, ihre Private Sustainability vergleichbar mit der Corporate Sustainability oder Corporate Social Responsibility auf Unterneh-mensebene wahrzunehmen. Es werden die dadurch möglichen Potenziale von Privat-haushalten auf der Mikro- und Makro-Ebene illustriert. Um die aufgezeigten positiven Nachhaltigkeitswirkungen zu erzeugen, ist aus marketingstrategischer Sicht eine kun-denzentrierte, mindestens aber kundenorientierte Vertriebsstrategie erforderlich, in denen der Bausparvertrag der Ankerpunkt sein dürfte. Daran anknüpfend sind zusätz-liche Leistungen zur Begleitung von Kunden auf deren „Mission nachhaltige Immobilie“ einzubauen. Mit dem vorgestellten Konzept wird naiven Vorstellungen, dass mit einem „grünen Bausparvertrag“ das Potenzial und die Anforderung an Nachhaltigkeit von Bausparkassen erfüllbar wären, eine Absage erteilt – zugunsten eines glaubwürdigen und kundenfreundlichen Betreuungsansatzes mit inkludierter Nachhaltigkeit.

English Abstract: Since the EU Commission's Sustainable Growth Action Plan of 2018, building savings banks and the entire building society sector, like many other financial institutions, have been facing major challenges, but also opportunities with regard to the implementation of strategies and measures to achieve positive effects (so-called impacts) on the environment, society and the economy. In addition, the business operations of building savings banks with sustainability focus is primarily on their sales, i.e. the financing of (residential) real estate for customers of private households. Up to now, sustainability has been understood primarily as a task of companies, although the sustainability approach and requirements extend to all social groups and economic sectors. This working paper focuses on the sustainability contributions that private households can gene-rate for themselves (micro level) but also for the economy, society and the environment (macro level) by means of residential real estate. It will be shown what role private households can play in the concept of sustainable development within their household boundaries and what opportunities but also challenges they face. The buil-ding savings contract („Bausparvertrag“) and the customer relationships of a building society are seen as central levers to generate sustainability not only on the micro-level of the household, but through and beyond this also on the macro-level of environment, society and economy. It is argued that building societies should take on the role of central enablers of household sustainability performance around real estate. They should enable households to perceive their private sustainability comparable to corporate sustainability or corporate social responsibility. The potentials of private house-holds on the micro and macro level are illustrated in the following. In order to generate positive sustainability effects, a customer-centric or at least customer-oriented and caring strategy is required from a marketing strategy perspective. The building savings contract is likely to be the anchor point. Following on from this, additional services are to be incorporated to accompany customers on their "sustainable real estate mission". The concept presented here rejects naïve notions that the potential and sustainability requirements of building societies can be met with a "green building savings contract" - in favor of a credible and customer-friendly approach to support that includes sustainability.
